Step 1: Getting Pre-Approved for a Mortgage

Meet with a Mortgage Broker or Lender to determine how much you can afford and get pre-approved for financing. The pre-approval letter strengthens your offer when submitting an offer on a home. Need a mortgage referral? Let me know! I work with trusted mortgage brokers who can guide you through the best options for your situation.

Step 2: Finding the Right Home

Define your needs and wants by considering location, price range, and home style. Start house hunting and begin viewing listings with your REALTOR®️. Before viewing properties, review and sign necessary forms, including the Working With the Real Estate Industry Form, Buyer Designated Agency Agreement, Nova Scotia Resident Consent Form, and Property Disclosure Statement. Compare properties with your REALTOR®️’s market knowledge.

Step 3: Making an Offer

When you’ve found the right home, submit an Offer to Purchase with proposed purchase price, deposit amount, conditions, and closing date. Conditions, such as financing, home inspection, or home insurance, may be added to protect you. Your REALTOR®️ will negotiate on your behalf to get the best deal.

4

Step 4: Offer Acceptance & Due Diligence

Once your offer is accepted, you must meet all agreed-upon conditions, such as financing approval and home inspections. After all conditions are met, the deal becomes firm, and the purchase is legally binding.

5

Step 5: Lawyer Review & Final Steps

Hire a real estate lawyer to review the purchase agreement, conduct a title search, and prepare closing documents. Need a lawyer referral? I work with experienced real estate lawyers who can ensure everything is handled properly. Final mortgage approval and home insurance are required before closing.

Step 6: Closing Day

On closing day, you'll do a final walkthrough of the property, sign legal documents, and pay closing costs, including lawyer fees, land transfer tax, and down payment. After payment is made, you’ll receive the keys to your new home! Need an inspector referral? I have trusted partners to help ensure your new home is in top condition.
