Halifax Housing Heats Up: June 24–30 Market Recap

As we head into July, Halifax’s real estate market is showing no signs of cooling down. 140 homes changed hands across the Halifax Regional Municipality (HRM) last week, and more than a third of those sales went over asking price. Buyer demand is especially strong in neighbourhoods like Southdale, Dartmouth Woodside, and Sackville. Here’s what the latest stats reveal—and what they mean for your next move.

Market Snapshot: June 24–30, 2025

  • Total Homes Sold: 140
  • Over Asking Sales: 49 (35%)
  • Average Sale-to-List Price: 100.4%

The sale-to-list price ratio of 100.4% means sellers are, on average, getting full asking price—and in many cases, even more.

Buyer Competition: Where the Action Is

  • 140 homes sold between June 24 and 30.
  • 35% of sales (49 homes) went over asking, a clear sign that buyers are moving quickly and competition is fierce.
  • Sale-to-list price ratio: 100.4%—sellers are in a strong position, especially in the most sought-after areas.

Hot Neighbourhoods: Dartmouth & Sackville Stand Out

Some pockets of HRM are seeing especially intense activity:

  • Southdale / Manor Park: 114.1% sale-to-list price
  • Dartmouth Woodside / Eastern Passage / Cow Bay: 110.6% sale-to-list price
  • Sackville: 101.1% sale-to-list price

Southdale and Dartmouth Woodside are leading the way with aggressive bidding, while Sackville continues its steady climb.

Property Type Breakdown

  • Single-Family Homes: 119 sales — 47 sold over asking
  • Condominiums: 13 sales — 0 sold over asking
  • Mobile / Mini Homes: 7 sales — 1 sold over asking
  • Cottages / Recreational Properties: 1 sale — 1 sold over asking

Single-family homes remain the hottest commodity, with nearly 40% selling over asking.

What Buyers & Sellers Need to Know This Week

For Sellers:
If your home is in a competitive neighbourhood and you’ve taken the time to prepare it, you’re in the driver’s seat. Multiple offers and over-asking sales are well within reach—especially in Southdale, Dartmouth Woodside, and Sackville.

For Buyers:
Be ready to act fast. The best homes are getting snapped up quickly, often with multiple offers. Getting pre-approved and working with a local expert can help you avoid bidding wars and make sure you don’t overpay.
