Fall River, neighbourhood by neighbourhood

Fall River Village and the village centre

Fall River Village was established in 1973 on more than 1,000 acres and is one of the area's main subdivisions. The village centre along Fall River Road and Trunk 2 holds the schools, shops, the fire station and the Gordon R. Snow Community Centre, and Halifax Water extended central water service to these core streets starting in 2017.

The Schwarzwald

The Schwarzwald, along with Schwarzwald Heights, was the first of Fall River's major subdivisions. It is a residential area of detached homes on suburban lots, a short drive from the village centre and Highway 102.

Capilano and Ashburn

Capilano is another of Fall River's major subdivisions and is home to the 18-hole Ashburn golf course. It offers detached homes in a quieter setting with the village centre and schools nearby.

Waverley

Waverley sits south of Fall River between Lake William and Lake Thomas, with the Shubenacadie Canal running between them. Settled in the 1840s and later known for its gold mining booms, it has Waverley Memorial school, the Waverley Heritage Museum and the Cheema Aquatic Club.

Windsor Junction

Windsor Junction lies west of Fall River near Lower Sackville and about 22 km from downtown Halifax. It grew up around the 1858 railway junction between Second and Third Lakes and today is a residential area of homes set among lakes and woods, with the CN main line still passing through.

Fletchers Lake and Lake Thomas

North and east of the village, homes line Fletchers Lake, Lake Thomas and the other Shubenacadie lakes, with Holland Road Elementary in Fletchers Lake. Highway 102 crosses Lake Thomas on a causeway, and Lock 5 Park and Laurie Provincial Park are close by on Grand Lake.

Fall River had 2,474 residents in 812 private dwellings in the 2021 census, up 5.9% from 2016, and neighbouring Waverley had 858 residents (Statistics Canada census figures as reported on Wikipedia).

Do homes in Fall River have town water and sewer?

Only part of the area has central water. Halifax Water extended municipal water to the Fall River village centre, covering Fall River Road, McPherson Road, Lockview Road to the high school, part of Ingram Drive and a section of Highway 2. For any home outside those streets, confirm whether it uses a private well and on-site septic system and ask for the related records.

What is it like to live by the lakes?

Fall River, Waverley and Windsor Junction are built around lakes, including Lake Thomas, Lake William, Fletchers Lake and Grand Lake, which are part of the historic Shubenacadie Canal. Some lakes in the area can have blue-green algae advisories, so check before swimming.

What should sellers in Fall River know?

Buyers here often ask about lot size, water access, wells and septic systems, and school catchments, so having well, septic and any lake-related records ready helps.
